v Occupancy Status - Within 24 hours of receipt of assignments.
v Professional BPO - Quality BPO completed in one business day, with photos of every room and exterior. Proficient use of MultiForms Solutions software.
v Weekly Property Inspections - Report any change in condition of property.
v Monthly Status Reports - Emailed on each property with market conditions.
v Negotiate Cash for Keys - Facilitate a timely vacating of property by occupants.
v Full Property Management - Connect all utilities and have maintenance and/or authorized repairs completed on a monthly basis and submitted for reimbursement.
v Evictions - Negotiate move out dates and coordinate with eviction proceedings.
v Lock Outs - Meet the Marshall at lock out and take inventory items if necessary. Store or liquidate personal property if requested.
v Secure Property - Re-key property with standardized keys when requested to secure the property. Install high quality combination lock boxes.
v Clean and Trash Out - Arrange for professional interior cleaning along with external landscaping and removal of all trash from the property.
v Estimates for work - Obtain bids in writing by two experienced companies. We negotiate the best price for services provided.
v Supervision – Documentation, with photos, of all work completed.
v Negotiate - Professional dialog with all prospective clients to get the highest and best price for each property.
